Here it is, Massachusetts’ most expensive single-family home sale of 2018: a gigantic nine-bedroom mansion perched on the coast of Nantucket.
Coldwell Banker Residential Brokerage agent Jonathan Radford broke this year’s sale price record record when he sold the 63-acre estate on November 22—for a whopping $ 25 million. It was originally listed in May 2017 for $ 35 million.
Known as “Swain’s Neck,” the property at 260 Polpis Road sits on a peninsula made up of rolling fields, leafy forests, and coastal wetlands. It offers sweeping views of the ocean from almost every room of the main house, not to mention its sunny wraparound porch. All 63 acres also make room for a guest cottage, studio, caretakers’ apartment, boathouse, and two moorings.
“Swain’s Neck is the crown jewel of New England waterfront estates,” Radford said in a statement. “It was a pleasure to provide strategic guidance in selling such a magnificent property, and I wish all parties the best.”
Built in 2000, the more than 10,000-square-foot home nods to Nantucket’s Quaker, Colonial, farming, and whaling heritages, according to Radford, as it features farmer’s porches, windows resembling portholes, wood shingles, and several gables and dormers. Still, there’s a simplicity to the home’s design, which is built around a two-story great room.
Who’d ever want to sell such a sumptuous coastal palace?
“The sellers were no longer staying at the property as extensively as they used to, and this was their motivation for selling,” Radford said. “The buyers are a young family from Massachusetts who see this property as a multi-generation property that they will enjoy for years to come.”
